Change Orders, Who Really Makes Them

If you have ever been anywhere near remodeling, you have heard of the dreaded Change Order.  This is work, which equals more money, added on to your Contract.  Now obviously, some are necessary, like a tree falling on your roof in the middle of remodeling. This is going to cost you.

Hidden Conditions – these are issues that cannot be seen or explored by your Contractor prior to demolition.  Good remodeling Contractors have the talent and experience to know what to expect from older buildings, and will warn you ahead of time and build in the proper  amount of money and scope of probable work in the Contract for the restoration most likely needed. (If not necessary, they will then credit you back).  Of course there are always issues that simply can’t be accounted for and then you will be charged with a Change Order.

Customer Requests:    You should understand your Contract and what it includes and does not include. Your Contract should include all costs for Materials  and Labor.  If the Materials are not totally selected at the time of Contract, then an adequate dollar allowance MUST be included within the Contract for both the Material and it’s installation.  Generally Change Orders occur here when Homeowners either do not fully understand the Contract, or the Contract is not clear, or the homeowner has decided to upgrade from the original intent of the material.
